Phone triage
We ask about ceiling stains, where you hear water, age of the roof and the last time it was touched. Usually narrows the cause to two or three suspects.

Site visit
Attic first, roof second. We photograph every defect and mark its location on a roof plan so nothing gets lost in translation.

Written quotation
Each defect priced separately so you can choose: a tight repair-only scope, or a fuller fix that addresses ageing nearby.

Once works are done we run a controlled hose test on the affected area, then hand over photos of the finished surface.

Most isolated tile replacements and flashing repairs in the Klang Valley sit between RM 380 and RM 1,800, completed in a single visit. Larger ridge cap or valley re-mortaring jobs sit between RM 1,800 and RM 4,500 and take one to two working days. Insurance-eligible storm repairs are billed against the assessed scope.

How long do your repairs last?
A correctly diagnosed repair on a roof that still has years of life left should outlast the surrounding tiles. We back our workmanship for 24 months on standard repairs and longer on full sections.
Can you repair an old asbestos roof?
We avoid disturbing asbestos sheets where possible. If a sheet is damaged we can usually overlay or section-replace using compatible new fibre-cement. Wholesale removal needs a licensed asbestos contractor and we will recommend one.
What if the leak is from condensation, not a hole?
Surprisingly common in Malaysia thanks to badly sealed attic vents. We’ll tell you honestly if it isn’t a roof leak — and quote ventilation work separately if you want it.
Do you work during rain?
Heavy rain stops most safe roof work. We schedule around the forecast and will tell you the night before if the visit needs to be rebooked.
