Restoration is what we do when the roof is tired, not broken.

Not every aging roof needs replacement. If the underlying structure is sound, surface restoration — strip the growth, fix the small failures, prime and recoat — typically adds eight to twelve years of service at a third of the cost.

Good candidates and bad candidates — we’ll be honest either way.

Restoration works when tiles are weathered but structurally sound, when ridge mortar can be re-bedded, and when the underlay has not torn through. It is not a fix for failing structural timbers, corroded steel sheets or moisture-soaked concrete tiles — replacement is the right call in those cases.

  • Pre-clean inspection so you know what you’re buying
  • Soft-wash pressure clean to remove fungus, lichen and algae
  • Ridge re-bed and re-point with flexible polymer mortar
  • Spot tile replacement for cracks, gaps and granular wear
  • Two coats of UV-stable membrane in your chosen finish

How long does a restoration take?

Most landed homes finish inside four to six working days, weather permitting. Larger properties run a working week and a half.

What does it cost?

Klang Valley restorations typically sit between RM 12,500 and RM 28,000 depending on roof size and the chosen coating system. A full replacement on the same property would usually be 2.5–3.5x that figure.

How long does the restored finish last?

Eight to twelve years is realistic for the coating. Underlying tiles continue to age normally, so plan for a follow-up restoration or replacement in the next cycle.

Can it be done over metal roofs?

Yes — recoating coated steel is a related but distinct process. We’ll quote it if appropriate, but corrosion treatment must be sound first.
