If repairs keep coming back, the roof is telling you something.

Concrete tiles older than thirty years tend to lose surface, structure and weight all at once. Metal roofs over twenty years old often have corroded fasteners even if the sheets look fine. Once you’ve had three repair visits for unrelated issues within two seasons, replacement usually beats incremental spend.

  • Full timber batten and underlay renewal as standard

Three quality levers that move the price.

Material gauge & coating

Thicker coil and longer-warranty coatings cost more up front and double the realistic life of a metal roof. With tiles, glazed clay outperforms unglazed concrete in humidity.

Battens & underlay

We replace timber battens by default and use a vapour-permeable underlay sized for tropical condensation. Cheaper quotes often reuse old timber — a false economy at best.

Sequencing & protection

Doing the job in fewer, larger phases is faster but leaves your house exposed. We typically stage in two- or three-bay sections with tarps on standby every night.

    Measure the roof, map structure, photograph internals, agree material specification.

    Week 1–2 — material lead time

    Manufacturer cut-to-length, batten and underlay procurement. We don’t mobilise without all stock confirmed.

    Days 1–7 on site

    Most landed home replacements complete inside a single working week, weather permitting. Larger or split-level homes run 8–14 days.

  4. 04

    Handover

    Hose-test, photo pack, written workmanship guarantee and registered manufacturer warranties handed over before final payment.

What does a full re-roof cost?

A two-storey landed home in the Klang Valley typically lands between RM 28,000 and RM 70,000 depending on roof size, pitch, complexity and chosen material. A semi-detached single storey is usually RM 18,000–RM 36,000.

Do we need to move out?

No. We sequence the work so the house remains occupied throughout. Noise is concentrated during stripping; cleaner work like batten and tile lay is quieter.

Will my insurance cover any of this?

Insurance generally covers replacement triggered by a specific insured event (storm, fall of tree). Age-related wear is rarely covered. We can prepare documentation for either case.

How long do the new materials last?

Coated steel from major mills carries 15–25 year coating warranties. Concrete and clay tiles can serve forty years with periodic maintenance. We’ll point you to manufacturer specifics during the quote.
